Italy is a country of magic and while it’s important to visit the myriad of art and architecture sites, the pace and savor of simple things are where the other Italian magic lies.
Il Nido (the nest) is a light, airy, restored townhouse apartment overlooking a lively piazza and a panoramic view of the Val di Chiana and famous hill towns in the foothills. In a 17th century building, you occupy the top two floors, and the private roof terrace, too! It’s perfect for a romantic hide-away with candle-lit dinners, or with 2 bedrooms with en suite baths, invite another couple or bring family. There’s even a sofabed in the living room, so Il Nido is equipped for 6.
It’s a place to hang up a few clothes, put away some fresh local delicacies and open some wine. On the private rooftop terrace watch the light over the valley and over Montepulciano as the sun sets over your shoulder. Or after dinner enjoy the stars. Il Nido is completely private, yet in the center of a lively, very traditional hilltop town. A fine pastry shop, a wine shop, flower shop, bank, pharmacy, grocery, and the heart of the piazza - the Italian café – all are just outside your door!!! In the summer, grab a beach bag, walk a block to the large village swimming pool, pull up a chaise and just hang out in true Italian village style!!
Tuesday mornings Italy comes, literally, to your doorstep. The market sets up to completely fill the piazza. Shop for anything you can imagine in an Italian village – all kinds of local foods, an espresso pot, a tablecloth, wooden spoons, a jacket or scarf. And after lunch, the market is gone and life’s pace of savor returns.
There’s a shady park just beyond the piazza with children’s playground, tennic court, half-court and a couple of easy restaurants to fill in on nights you want something simple just steps away. Most importantly, hear Italian spoken all around you, slow down a bit and stroll instead of rushing. Enjoy the view. Read a book. Use the private wifi on the sunny, south-facing roof terrace or anywhere in your nest. Sit quietly on the covered dining terrace after lunch. This terrace is off the kitchen that looks the other direction into the treetops of the very quiet village park.
Yet you are in the heart of Tuscan wine country – overlooking Montepulciano, famous for vino nobile. Forty-five minutes to Siena and Chianti and forty-five minutes to Montalcino and its brunello wine. You are a little over an hour from Florence and just over 2 hours from Rome. Or try Venice for an overnight! Just under four hours from unlocking your car in Sinalunga to stepping onto the deck of a vaporetto on the Grand Canal.

A rare chance to live the simple life in a fully restored 2 bedroom, 2.5 bath village house. Set at the edge of the hill top ancient town piazza, Il Nido is located to capture the views over Val di Chiana, Montepulciano, Montefollonico and Bettolle. A rooftop private terrace allows you to enjoy your morning coffee as the village wakes up, or sip something warming as the moon tracks overhead.
AND immediately below, every Tuesday, out the front door is the half-day “mercato” 9 to 12. Seasonal fresh vegetables, meats, fish, cheeses, clothes, household needs all arrive at dawn and attract the true life of Italy until noon!!!
A story and a half above the piazza, the main floor of Il Nido has sunny southern views over the piazza and the valley. Carefully and lovingly restored completely, Il Nido has 2 bedrooms with en suite baths, living room (with sofa bed). For cool seasons there is a modern wood stove and wood in the cantina. The upper floor has cheery, modern kitchen with dining for 6+. Adjoining, through French doors, is a fully shaded, covered relaxing dining terrace looking east into the tree tops of the quiet park. Be spontaneous! Live simply, in the middle of a lively, traditional Tuscan hill town. Bakery, pastry shop, wine, cheeses, meat market, grocery, green grocer, large summer village swimming pool, pharmacy, bank, village parks with playgrounds, cafes (one with artisanal gelato – gluten-free choices). All of this IS your front yard. Parking is convenient and free.

I fell in love with the culture and beauty of Tuscany while traveling and staying in several small towns starting in 1998. In 2002 I planted my roots by renovating a large home in the nearby town of Montisi. Villa Maddalana can be viewed at settledintuscany.com.
Over the years and with many special friends I have had the opportunity to share my passion and skills as an architect. Il Nido was originally developed by a dear English friend in 2006. I have had the good fortune to acquire il Nido in partnerhip with long time friends from Seattle. We love "settling in" and living in the nest above the piazza. We now would like to share this special place with you. I am happy to answer any and all questions about logisitics, planning, guides, sites to see, even a chef to come to il Nido to teach you to make pasta in the kitchen!! Hands-on!!
